The Bridle Prestige

Sixty residences on Bayview Avenue, a few minutes north of the Bridle Path. Limestone, arched glass and a lobby built around a fireplace rather than a mail room. A building sized so that the concierge learns sixty names, not six hundred. Registration is open before the public list.

The Residence

Sixty homes on the quiet end of Bayview.

North of Lawrence, Bayview Avenue changes character. The retail thins out, the lots get deeper, and the street settles into the ravine-edge neighbourhoods people move to once and then stay in: York Mills, Bridle Path, Windfields. The Bridle Prestige is at 2472 Bayview, in the middle of that stretch.

Sixty residences by 95 Developments, in a limestone mid-rise with arched windows and a mansard crown that answers the older estate architecture nearby rather than the glass towers further south. The renderings show the ground floor given over to residents: a lounge running the length of the building around a linear fireplace, a gallery wall opening onto the garden, and a concierge desk at the entrance.

Why register with us

On a sixty-suite building, the queue is the product.

We are not the builder’s marketing desk. The smaller the building, the more the order you register in decides what you are ever offered. At no cost to you.

The opening price, before the public

We put you in the first release round the builder runs, which is what determines floor and exposure selection. With sixty homes in total, the good ones do not reach a public opening.

The numbers, shown

When pricing lands we set it against comparable Bayview and York Mills sales and add your 2026 HST rebate estimate, so you are judging a number rather than a brochure.

Free, licensed representation

The developer pays our fee, so your representation costs you nothing. We handle the worksheet, the deposit schedule and the paperwork through to closing.

The Location · Bayview & York Mills

Ravines, schools, and a straight run downtown.

The appeal of this stretch of Bayview is that it is genuinely residential and still well connected, a combination that gets harder to find every year.

York Mills Station, minutes away

York Mills on TTC Line 1 is roughly a four-minute drive, putting Union Station about twenty-three minutes away by transit. The 401 is close for anyone driving, and the Bayview bus runs the corridor.

Ravine parkland on the doorstep

The West Don ravine system, Windfields Park and the trails around Edwards Gardens and Sunnybrook are all within easy reach. That is the reason this pocket feels suburban despite being inside the city.

One of the city’s strongest school catchments

York Mills Collegiate and a cluster of well-regarded public and private schools sit nearby, alongside golf and recreation. It is a large part of why demand here holds through softer markets.

New for 2026

Ask about up to $130,000 in HST relief.

An eligible brand-new home can recover the full 13% HST, combined federal and provincial, under Ontario’s enhanced 2026 rebate, for agreements signed between April 1, 2026 and March 31, 2027. The full amount applies up to $1 million and phases down above that. Once Bridle Prestige pricing is released we will confirm which residences qualify and estimate your figure.

Get My Rebate Estimate →

The enhanced 2026 HST rebate remains subject to legislation. Rebate amounts are maximums that scale with purchase price and depend on the signing window and your circumstances; homes above $1M receive less and the rebate phases to a $24,000 floor above $1.85M. Not tax advice; confirm with a tax/legal professional.
