A Tridel development in the Greater Toronto Area

Tridel

Tridel is Toronto's oldest continuously operating homebuilder, founded in 1934 by Jack DelZotto and now ninety years old. It has delivered more than 90,000 homes across over 200 condominium communities, and its name comes from the three DelZotto brothers who took the company into high-rise in the 1960s.

Who is Tridel?

Tridel is a Toronto condominium builder founded in 1934, which makes it the oldest continuously operating homebuilder in the region by a wide margin. It marked ninety years in 2024.

It was founded by Jack DelZotto, who emigrated to Canada from Italy in 1927 and built his first Toronto home seven years later. The business started in single-family homes.

Where does the name Tridel come from?

From the three DelZotto brothers. Jack’s sons Angelo, Elvio and Leo DelZotto took over the company and, with business partner Harvey Fruitman, moved it into high-rise residential in the 1960s and rebranded it Tridel: tri for the three brothers, del for DelZotto.

The family is now into its third generation of leadership, with Andrea DelZotto among those running the Tridel Group of Companies.

How much has Tridel built?

More than 90,000 homes across over 200 condominium communities. That is the largest completed condominium record of any builder in the Greater Toronto Area.

The number matters more here than it does for most builders, because these are almost all condominiums rather than a mix that includes suburban subdivisions. It represents 200 buildings actually delivered and registered.

Why does a ninety year record matter?

Because it covers everything. Tridel has built through the Depression, the post-war boom, the 1980s interest rate shock, the early 1990s Ontario crash that removed a large share of builders permanently, 2008, and the modern condominium era.

For a buyer purchasing a home that will not exist for three years, the single most useful question is whether the company will still be there to finish it and honour the warranty. A ninety year answer is about as strong as that question gets.

It also means there are Tridel buildings of every vintage across the city that you can go and inspect.

What is Built Green Built for Life?

Tridel’s environmental building programme, a registered mark alongside Built for Life, its long-running brand line.

Ask what the programme actually delivers in your specific building rather than accepting the badge: what the energy performance target is, whether the building is pursuing third-party certification, and what it means for your monthly operating cost.

What should a buyer check before buying from Tridel?

Use the size of the completed portfolio, because no other GTA builder gives you this much to compare against. Ask which finished Tridel building is closest to yours in type, size and price, then look up its current maintenance fees, its resale history and how long registration took after first occupancy.

Ask what the amenity programme costs to operate and how the fee estimate was calculated.

Then the usual: deposit schedule, what is standard rather than an upgrade, parking and locker availability, and the occupancy and registration timeline.
